    Step 1: Determine Market Value

    The first step is to identify the valuation date used in your case with your attorney. A professional appraisal can provide a supported opinion of the property’s market value for that date.

  1. Professional appraisal by a licensed appraiser, often preferred in contested or formal buyout situations.
  2. Step 2: Calculate Home Equity

    For a simple illustration, equity can be described as property value less debts secured by the property. Confirm actual balances, interests and any other adjustments with the advisers handling the matter.

  3. Equity formula: Equity = Fair Market Value − (Mortgage balance + HELOCs + other recorded liens).
  4. Example: If the home is worth 400,000 and the mortgage is 300,000, total equity is 100,000.
